The Indiana Township Zoning Hearing Board will conduct a public hearing on Wednesday, December 3, 2025, at the Indiana Township Town Hall, 3710 Saxonburg Blvd., Pgh., PA 15238, at 6:00 p.m. to consider the following cases:

 

CASE #25-04 (cont.)SAXONBURG BARN LLC, owners of 3764 SAXONBURG BLVD., PITTSBURGH, PA, 15238 (Block/Lot#953-S-57), ARE SEEKING SPECIAL EXCEPTION APPROVAL TO CHANGE ONE NON-CONFORMING USE TO ANOTHER NON-CONFORMING USE, IN ACCORDANCE WITH SECTION 501(A) OF THE INDIANA TOWNSHIP ZONING ORDINANCE. THE LAST TYPE OF USE IN THIS BUILDING WAS FOR A PIZZA SHOP/CATERING SERVICE. THE APPLICANT IS ASKING FOR CONSIDERATION FOR A VETERINARY CLINIC. THE PROPERTY IS ZONED “VR- VILLAGE RESIDENTIAL,” AND THE TOWNSHIP’S ZONING ORDINANCE CURRENTLY DOES NOT ALLOW FOR VETERINARY CLINICS IN THIS ZONING DISTRICT, NOR IN ANY OTHER ZONING DISTRICT IN THE TOWNSHIP. SECTION 302(C) OF THE SAME ORDINANCE ALLOWS FOR A USE NOT LISTED TO BE CONSIDERED AS LONG AS IT CAN BE SHOWN TO BE OF A LESSER INTENSE LAND USE.

CASE #25-05: DANIEL GEARHART, OF 206 INDIAN DRIVE, PITTSBURGH, PA 15238 (Block/Lot#620-R-154), IS SEEKING A 5' VARIANCE INTO THE REQUIRED 15' SIDE YARD SET BACK FOR AN ACCESSORY STRUCTURE IN AN “MDR-MEDIUM DENSITY RESIDENTIAL” ZONING DISTRICT TO BUILD A 20'x30' DETACHED GARAGE. THE APPLICANT IS ASKING FOR THE 5' RELIEF TO AVOID IMPACTING THE EXISTING DECK IF THE VARIANCE IS NOT GRANTED.
