MEETING NOTICE

 

Fawn Township will conduct a public hearing on an amendment to the Zoning Ordinance entitled “AN ORDINANCE AMENDING THE FAWN TOWNSHIP ZONING ORDINANCE REGULATING THE LOCATION, STANDARDS, REQUIREMENTS, AND PROCEDURES FOR THE CONDITIONAL USE OF WIND TURBINES, AI DATA CENTERS, AND NUCLEAR REACTOR FACILITIES”. A summary of the Ordinance is as follows:

 

Section 1: Describes the purpose of the Ordinance to provide a system to provide classification to proposed uses within the municipality that are not specifically listed in the Zoning Ordinance.

 

Section 2: Provides definitions for the amendment.

 

Section 3: Provides new conditional uses as follows:

 

· Wind Turbines – Conditional use in the I and IP Zoning Districts

· AI Data Centers - Conditional use in the I and IP Zoning Districts

· Nuclear Reactor Facilities - Conditional use in the I and IP Zoning Districts

 

Section 4: Provides criteria for application, including the following:

 

1. Site Plan and project description;

2. Environmental impact assessment;

3. Noise, traffic, and visual impact analysis;

4. Energy usage and heat mitigation plan (for AI data centers); and

5. Emergency response plan (for nuclear facilities).

 

Section 5: Provides Performance standards including:

 

· Wind turbines must meet setback, noise, and wildlife standards

· AI data centers must comply with cybersecurity and energy efficiency guidelines

· Nuclear reactor facilities must comply with all applicable federal and state regulations

 

Section 6: Provides for enforcement of the Zoning Ordinance.

 

Section 7: Provides the effective date.

 

The hearing will be held at the Fawn Township Municipal Building, located at 3054 Howes Run Road, Tarentum, PA 15084 on December 16, 2025, at 6:00 P.M. All those who wish to be heard in regard to the Ordinance amendment should be present at the time and date specified.

 

Copies of the proposed Ordinance amendment can be viewed at the Fawn Township Building during normal business hours or by contacting the Township Secretary at 724-226-0666 ext. 4, at the local newspaper, or the Allegheny County Law Library.
